Find out what's behind it
We work out which system you have, check for moisture behind the finish, and figure out whether the damage is cosmetic or whether the structure underneath has taken a hit.
Fix the water path first
Flashing, kickouts, cap and crown get dealt with before anything else. Repairing the finish while water is still being aimed behind it is money thrown away.
Cut out what's failed
Cracked, delaminated and hollow-sounding sections come out back to solid substrate instead of getting skimmed over.
Repair the substrate
Damaged lath, sheathing or framing gets replaced where the water has already done its work. This is the part that usually gets skipped, and the part that matters most.
Rebuild the finish
Scratch, brown and finish coats, with the texture matched to what's already there so the repair doesn't read as a patch from the driveway.
Seal and finish
A breathable or elastomeric finish depending on the system, plus properly detailed sealant at the penetrations and the flue collar.

Can you just patch the crack?
Sometimes, when the crack really is isolated and there's no moisture behind the finish. More often, a crack on a stucco chimney is a symptom of a water path that needs fixing too. Patching the crack and leaving the cause is why these come back.
How do I know if it's EIFS or traditional stucco?
Traditional stucco over lath sounds solid and hard when you tap it. EIFS has foam behind it, so it sounds softer and hollower. The age of the house and the thickness at window and edge returns are clues too. We confirm it on site.
Will the repair match the rest of the chimney?
We match the texture and finish as closely as the existing surface allows. Fair warning: a patch on a weathered finish will show a difference in tone until it weathers in. If you want it uniform, we'll price a full re-coat of the chimney instead of a patch.
Is this covered by my homeowner's insurance?
Long-term water intrusion usually gets treated as maintenance rather than a covered loss, while sudden storm damage often is covered. Either way, our report and photos give you something to submit.
Do you do the masonry underneath too?
