Behind the siding is wood. Water that gets past the chase cover or the cladding is sitting against structural framing, not against brick that can take it.
Clearances are exact
These units are tested with specific clearances to combustibles. Insulation pushed against the chase, or a flue section pulled apart, matters more than it would on masonry.
The most common repair we do in Exton
The chase cover is the metal lid on top of the framed chase. It does the job a masonry crown does, and on a large share of homes built through the 1980s and 1990s it was fabricated in galvanised steel and installed flat.
Flat means water pools instead of running off. Galvanised means it rusts. The rust starts in the standing water in the middle of the pan, which is the one part of it nobody can see from the ground, and by the time it is visible the water has been getting into the chase for a while.

How do I know if my fireplace is prefabricated?
Look inside the firebox. A factory-built unit usually has smooth refractory panels with visible seams and often a metal frame or a rating label. A masonry firebox is laid in individual firebricks with mortar joints between them.
Do prefabricated fireplaces wear out?
Yes. They are appliances with a service life, not permanent structures. Cracked refractory panels, warped baffles and corroded flue sections are all normal wear, and at some point replacement is the right answer rather than repair.
What is the metal box on top of my chimney chase?
That is the chase cover. On homes of this era it was frequently galvanised steel, which rusts through from the middle where you cannot see it. Rust streaks down the siding are the tell.
Can I use aftermarket parts in a factory-built fireplace?
Not safely. These units are listed and tested as complete systems, and swapping in a part from a different manufacturer voids the listing and the safety testing behind it.
